Most of our London homes are in Greenford and Perivale, with a few more nearby in Southall and Ealing, all in the London Borough of Ealing. We let well kept houses and flats here, and we're a family business that goes back to 1897. Living in Greenford and Perivale

Getting around

Greenford and Perivale both have Central line stations in fare zone 4, and Greenford also has a National Rail service.

Schools

Ealing Council handles school places. Applications for high school usually close on 31 October and for primary school on 15 January. If you've just moved, you can apply for an in year place; places are offered weekly in term time, and once offered, your child needs to start within 20 school days. A rental agreement can be used as proof of your new address. You can read any school's Ofsted report and compare schools on GOV.UK.

Doctors and dentists

Registering with a GP is free, and you don't need ID or proof of address. Use the NHS to find a GP or find a dentist near your new home.

Council tax, bins and parking

Ealing Council collects council tax, and you can tell them your new address online, with photos of documents taken on your phone. You can check any home's band on GOV.UK. Garden waste collection is a paid subscription. Resident parking permits are virtual, and you need to live in a controlled parking zone to get one.

Parks

Horsenden Hill in Perivale covers 100 hectares of meadows, wetland and ancient woodland, and is the largest nature conservation area in the borough. Northala Fields, listed with Greenford's parks, opened in 2008 and has a 22 metre mound with views to central London, and Ravenor Park in Greenford has a rose garden, playground and tennis courts.

Southall and Ealing, close by

We also have homes in nearby Southall and Ealing. Southall is in fare zone 4 and Ealing Broadway in zone 3, and both are on the Elizabeth line, which runs from Heathrow and Reading through central London; TfL says every Elizabeth line station is step free from street to platform. Southall Park is formal parkland with a playground and tennis court, and the Manor House grounds in Southall have old yews and a mulberry said to date from Henry VIII.

How can I rent one of your homes in Greenford, Perivale, Southall or Ealing?

Join our waiting list and choose the areas you'd like. When one of our homes there becomes available, we'll email you with the details and how to arrange a viewing. We use the same published checklist for everyone, including household income of at least 2 times the monthly rent from all sources, benefits included.

Do you welcome children, people on benefits and pets?

We never refuse anyone because they have children or receive benefits, and since 1 May 2026 that is also the law for landlords in England. Pets are considered case by case.

How much is the deposit, and is it protected?

By law, a tenancy deposit is capped at five weeks' rent where the yearly rent is under £50,000. We protect deposits with the Deposit Protection Service within 30 days, as the law requires.

How long is the tenancy?

Since 1 May 2026 every private tenancy in England rolls on with no end date. If you decide to move on, you give two months' notice in writing.

Do I need a guarantor?

Only if you need one to meet our income check. A guarantor should earn at least 2.5 times the rent and have a good credit record. They don't need to own their home.
