Living in Keswick
Getting around
Keswick has a bus station close to the town's library, and the National Park Authority describes the town as well served by public transport for a Lake District town. Keswick is also on National Cycle Route 71, and Penrith (North Lakes), one of the main line stations for the Lake District, has step free access to all platforms.
Schools
Keswick is in Cumberland, and Cumberland Council handles school places. Applications for secondary school usually close on 31 October and for primary school on 15 January, and the council's online school finder shows catchment areas. A rental agreement can be used as proof of your new address. You can read any school's Ofsted report and compare schools on GOV.UK.
Doctors and dentists
Registering with a GP is free, and you don't need ID or proof of address. Use the NHS to find a GP or find a dentist near your new home.
Council tax and bins
Cumberland Council collects council tax, and you'll need to tell them when you move in. You can check any home's band on GOV.UK. General waste is collected every two weeks, and if a home has no bins when you move in, you can order them from the council.
Walks on the doorstep
Latrigg, above the town, is a short, steep walk to a view over Keswick and Borrowdale, and Derwentwater is a short walk from the centre. The Keswick to Threlkeld railway path runs through the River Greta gorge; from 22 September 2026 its bridge at the Keswick end is closed for up to eight weeks while it is renewed.

How can I rent one of your homes in Keswick?
Join our waiting list and choose Keswick. When one of our homes there becomes available, we'll email you with the details and how to arrange a viewing. We use the same published checklist for everyone, including household income of at least 3 times the monthly rent from all sources, benefits included.
Do you welcome children, people on benefits and pets?
We never refuse anyone because they have children or receive benefits, and since 1 May 2026 that is also the law for landlords in England. Pets are considered case by case.
How much is the deposit, and is it protected?
By law, a tenancy deposit is capped at five weeks' rent where the yearly rent is under £50,000. We protect deposits with the Deposit Protection Service within 30 days, as the law requires.
How long is the tenancy?
Since 1 May 2026 every private tenancy in England rolls on with no end date. If you decide to move on, you give two months' notice in writing.
Do I need a guarantor?
Only if you need one to meet our income check. A guarantor should earn at least 2.5 times the rent and have a good credit record. They don't need to own their home.
